About the accommodation- The house is approached from St James Square, the building is opposite the St James House.
- The entrance to the apartment is on Knapp road, next to the RSPCA
- the apartment is situated on the lower ground floor.
- The 20 metre brick paved driveway leads to 2 parking spaces, which are within 10 metres of the door. There is a nameplate at the end of the drive.
- There are also two parking spaces available within the gated garden on the front end of the building.
- There is a step of some 170 mm up onto the staircase with handrail, which goes down 9 steps each step is 190mm, this area is lit by a movement detector light, there is a doorbell on the left hand side of the door frame. The front door hinged on the right hand side, leads to the porch, one step of some 240mm goes up into the porch, the front doorway being 30” wide
- The apartment is decorated in light colours creating a warm spacious airy ambiance

The Porch There is a light switch immediately inside the door, and the light comes from the up lighter on the wall, there are coat hooks on the wall behind the door. Another door (30” hinged on the right hand side) leads into the lounge, there is laminate flooring throughout the apartment, all on one level, there are no further steps inside the apartment. The LoungeThe light switch for the lounge is behind the door, and the room is lit with side lights on the walls. The kitchen, the bathroom and bedroom doors lead from the lounge. - The television, video/dvd player, sky box are all operated by remote control.
- There are power points/plug sockets in three corners of the lounge.
- A smoke detector & carbon monoxide detector is fitted in lounge on mains power.
- There is some 4 metres x 4 metres of free space in the centre of the room.
- A Futon sofa (non-feather) which can be opened out for use as a spare bed, and an armchair.
- A large luxurious rug is laid in the centre of the room, a nest of tables, and a square dinner table with 4 wooden chairs with padded seats. There are a further 2 wooden chairs with arms and padded seats.

The bathroom The switch is situated outside the bathroom door (30”) leading to - A walk in shower with a step of some 30cm height, this is a mixer shower – the water supply coming directly from the boiler.
- The taps on the basin in the bathroom are twist taps with mixer.
- The bathroom is heated by a towel rail radiator, and there is a mirrored vanity cabinet in the bathroom at face level.
- Space in bathroom is 110cm x 110cm
- Space either side of toilet is 20cm
- Toilet height is 40cm
- Basin height is 80cm
- The space under the basin is clear, no pipes, or vanity unit
- The door is locked with a latch on the inside of the bathroom

The bedroom Has a light switch immediately inside the door, laminate flooring, has a bay window, contains one double bed, one single bed, a double wardrobe, dressing table and chest of drawers, up lighters on side walls, and a bed lamp next to each sleeping space. The nearest bus stop is 50 metres away from the building, the train station is approximately 1.5 miles, the nearest doctors surgery, bus station and taxi rank is 300 metres from the building. The hospital is just under a mile away. Pubs, bars, night clubs & restaurants all within 5 minutes walk.
Laundry •There is no separate laundry but there is a standard size washing machine, (no dryer,) which is front loading, provided in the kitchen. A washing line is on the paved area of the parking area.
